Consultations
- Issues raised by the client to respond verbally on building, construction, works, urban planning, property development, safety at work, technical regulations and town planning, or any other aspect in which they can help.
- Are conducted in person designated by the client where, by telephone or by video-conference, following the acceptance of fees.
Reports
- Written statement of the circumstances observed. Causes are not analyzed.
- For example, in a report of damage and construction deficiencies are checked and described the damage observed.
- Assistance can be arranged to suit or collaboration with other professionals or firms (lawyers). As always do not attend trial, the court appearance is a service that is valued at the margin.
Opinions
- Written statement describing the circumstances observed and analyzed and justified cases.
- For example, in an opinion of building damage and weaknesses are checked and described the damage observed, and analyzed the causes that have resulted.
- You can also add "solutions" or "proposed rehabilitation" and the "reviews" of them.
- Assistance can be arranged to suit or collaboration with other professionals or firms (lawyers). As always do not attend trial, the court appearance is a service that is valued at the margin.
Valuations
- Evaluation or economic quantification: plot, site, land, inmueble, apartment, house, housing, premises, garage, boxroom, building, construction, work, expropriation, potential for building, ...
- For example, a valuation is made based on a price already set by government or by a price basis.
- You can get it to appear in court or in collaboration with other professionals or firms (lawyers).
Appraisal – Assessment
- Evaluation or economic quantification of: plot, site, land, building, apartment, house, housing, premises, garage, boxroom, construction, work, expropriation potential for building,… is justified based on data collection, documents, market research, comparison, ...
- For example, on an appraisal follows the price after a market survey, whereas on a valuation using a rateable value of the government, but is questionable.
- You can get it to appear in court or in collaboration with other professionals or firms (lawyers).
Expert Opinion - Expertise - Expert Reports
- It's an opinion, valuation or appraisal, which is issued with respect to the provisions of existing legislation, and can be used in evidence at trial or to third parties.
- For example, for an opinion is considered expertise or expert report, has to meet legal standards. Also known as expert report.
- It implies the obligation to appear before the court, but does not include travel expenses if the trial held outside of Valladolid, nor does it include collaboration with other professionals or firms (lawyers).
Technical Inspection of Buildings - TIB
- They are regulated by the City Council. In Valladolid are for buildings over 40 years, except those buildings that have made a comprehensive rehabilitation.
- The inspection covers all real states (houses, offices and garages) of a building, because part of the same, and the common elements (porches, stairs, and facilities). In the case of buildings with a common garage gives several portals, the building would consist of all the portals and the common garage.
- TIB are treated as a status report of a building, so it compensates for their recruitment and that at least 10 years the City Council would not require an inspection so you know the condition of the building.
